The Phase 2 Alignment: What Is Confirmed
Gurugram Metro Phase 2 is the city's most significant infrastructure investment since the first HUDA Metro line opened in 2010. The confirmed alignment covers three routes:
- Route 1: Huda City Centre to Cyber City via SPR (Southern Peripheral Road) -- 22.7 km, 19 stations
- Route 2: Dwarka Sector 21 to Sector 110 Dwarka Expressway -- 5.8 km, 8 stations (connecting with Route 1)
- Route 3 (under review): Golf Course Road extension to Sohna Road -- proposed 14.2 km
The project received environmental clearance in Q3 2025 and civil construction tenders were awarded in Q4 2025. Target completion: 2027-28 for Routes 1 and 2. Route 3 remains subject to final DPR approval.
Station-by-Station Impact Analysis
The most critical interchange station connecting the Dwarka Expressway corridor to both Delhi Metro and Phase 2. Sectors 101 and 102 will see the highest footfall and are the most supply-constrained. Projected premium: 18-22% by station opening. Projects within 1.2 km include Godrej Meridien and Sobha City.
New Gurgaon currently lacks metro connectivity -- the biggest complaint from residents and the most cited reason for its lower pricing versus Dwarka Expressway. One confirmed station changes this completely. Projected premium: 15-18%. Sectors 82-95 are the primary beneficiaries.
SPR is already well-connected by road, so metro adds convenience rather than transforming accessibility. The premium will be concentrated in the 500m-1.5km radius around the station. Projected premium: 10-13%.
The proposed Sohna Road station on Route 3 (still subject to DPR) would be transformative if confirmed. Even without it, proximity to the SPR stations provides indirect benefit. Route 3 confirmation would add 12-15% to Sohna Road pricing.

Our Recommendation
We are in Year 1 of the Phase 2 timeline -- the optimal entry window by historical precedent. Buyers targeting Sectors 101-105 on Dwarka Expressway and Sectors 82-95 in New Gurgaon have the most to gain from metro-driven appreciation over the next 3-4 years.
The caution: do not overpay for "metro proximity" as marketed by builders. Verify the actual station location from the confirmed GMDA alignment maps -- some builders are claiming proximity to stations that are 3-4 km away. Our team has the verified station coordinates and can confirm which projects genuinely fall within the impact radius.
